What the machine follows
Procedure rules
The rules in Support's procedure for making the report (GCONS procedure 2388, 14 steps), and what the machine did with each on the Calwell report. Where the procedure is silent, Support's written answers of 2 October fill the gap.
| # | Rule | Procedure step | Machine | Note |
|---|---|---|---|---|
| The customer | ||||
| 1 | Customer name, project address and date go on the cover and the letter. | Step 1 | Does it | From the job in GCONS. |
| 2 | Two customer names: the woman's name goes first. | Step 6 | Not yet | Needs the customers' details from GCONS. |
| 3 | Extension, Secondary Residence or dual occupancy, and owner occupier or investment: taken from the customer's Needs Analysis Survey. With no survey, leave every option in. | Step 1–2 | Partly | The machine leaves every option in; it does not read the survey yet. |
| 4 | Client address and Housing Code: TBC. | Step 2 | Does it | |
| The block | ||||
| 5 | Block, section, suburb, zone and block area from the ACT map (ACTmapi). | Step 2 | Does it | From the ACT cadastre, the same data ACTmapi shows. |
| 6 | A unit's area (Class B unit) is found from its own address, and rounded to a whole m². | Step 2 | Not yet | Only whole blocks so far. |
| 7 | Block type: large over 500 m², mid-sized 250 to 500 m², compact under 250 m². | Step 2 | Does it | Matches the 1 July 2026 rules. |
| 8 | Plot ratio: 50% for a large block, otherwise TBC. | Step 2 | Removed | Frank, 3 Oct: removed; there is no plot ratio in the rules since 1 July 2026. The line is taken out of the report. |
| 9 | Site coverage: large 40%, mid-sized 60%, compact 70%; the same figure for the maximum. | Step 2 | Does it | Matches Territory Plan E1 rule 7 (1 July 2026). |
| 10 | Easements from the ACT map, also copied into the summary table. | Step 2 | Does it | Machine measurement stands (Frank, 3 Oct). |
| 11 | Heritage: the suburb, section and block must all match the ACT Heritage Register, and the listing must not have been rejected. Some exact matches are still "No" (8 Hazel Street, Oaks Estate). | Step 2 | Partly | The machine wrote NA, as Support did; it does not read the register yet. |
| 12 | Which boundary is which: a corner block has a front, a second front, sides and a rear. On a battle-axe block the front is the boundary at the far end opposite the handle, never the handle's opening. | Support, 2 Oct | Partly | Not in the procedure's text. Calwell is an ordinary block; corner and battle-axe blocks are not coded yet. |
| 13 | Rear setback 3 m, or 4 m where a road or reserve adjoins the rear. | Support, 2 Oct | Partly | 3 m used; the 4 m case is not coded yet. |
| The pictures | ||||
| 14 | Use the latest ACT aerial imagery; fall back to the older one if it fails. Since 31 March 2026, use Google imagery where the government imagery is out of date. | Step 3–5 | Partly | Uses the ACT September 2023 imagery; no fallback yet. |
| 15 | Contours: show the 8, 6, 4 and 2 m contour layers. | Step 5 | Does it | |
| 16 | The views in the report: aerial, contours and easement, offsets and building zone, roofing envelopes, boundary lengths, verge, upper-level setbacks, front access, block dimensions, floor plan, trees. | Step 5 | Partly | 9 of 11 drawn; see Blockages for floor plan and front access. |
| 17 | Plumbing tie from the Access Canberra register, or "No Drain Plan Available". | Step 5 | Partly | Uses "No Drain Plan Available" for now. |
| Putting it together | ||||
| 18 | Update the table of contents last, then make the PDF and check it for errors. | Step 6 | Does it | Empty pages are removed automatically. |
| 19 | Report order: pages up to the Plumbing Tie, then Before You Dig, then the Q&A report (if there is one), then the rest of the template. | Step 6 | Partly | Before You Dig is stacked in; the Q&A report from GCONS is not yet. |
| 20 | Meeting agenda: Plumbing Tie page, the survey (in its template), the Q&A report, and the END file. | Step 6 | Not yet | |
| 21 | File names: "Name - Address - Desktop Planning Assessment Report" and "Planning Assessment Report Meeting Agenda - Address". | Step 6 | Partly | Easy to match. |
| After it is made | ||||
| 22 | Upload to GCONS and the website's client login; set "Planning Assessment Report Meeting Completed" to Yes; fill the block area and the client overview in GCONS; email MS 47.1 to info@ from supportpar@. | Step 6 | Not yet | These write to GCONS and send email, so Isaac must agree before the machine does them. |
| 23 | Before booking the appointment, Support Sales checks the report and confirms by email. | Step 7 | Not yet | Frank, 3 Oct: speed over 100% accuracy. Whether this check stays is Frank's call. |
