What stops the new report being automatic
Blockages
Everything that stops the new report (the PDF) being made 100% by the machine. Found by building the Calwell report and checking it against Support's, and by checking the rules against Missing Middle. Type your suggestion in any row; it saves as you type. Press Talk it through to discuss a row with Claude.

Pricefinder floor plan needs a login the machine does not have. | Floorplan (Price Finder) | Ask Pricefinder for machine access (API) with a key issued to CGFB, never a person's password; Isaac stores the key. Otherwise drop the page. 3 Oct: our existing account reached Pricefinder's API and got a token. Ticket #3038166 asks Pricefinder to confirm the entitlement, cost, which items it returns and that use with Claude is permitted | Pricefinder | Waiting on Pricefinder | 3 Oct 2026 |
Before You Dig needs an enquiry lodged per block. | Before You Dig responses | Lodge it automatically, which needs a BYDA account set up for it. 3 Oct: Frank asked the Support Manager (Mitali) to arrange BYDA machine access; any key goes to Isaac 3 Oct, 21:17 (Saurabh): the existing BYDA account already has Developer Tools: API lodgement, response retrieval with attachments, and webhooks. A Client ID and Secret were made and shared with Isaac by LastPass only. Responses go to info@cgfb.com.au. Next: Isaac stores the keys on the server; fees and limits being confirmed with BYDA | Isaac | Waiting on Isaac | 3 Oct 2026 |
The PDF is made by Word on Frank's PC. If the PC is off, no report. | The whole report | Make the PDF on the apps server instead (LibreOffice there, or the report rebuilt as a web page); a server change, so Isaac agrees it. 3 Oct: preferred way is Microsoft 365's own Word-to-PDF (an app allowed into one SharePoint site); asked of Isaac | Isaac | Waiting on Isaac | 3 Oct 2026 |
Instant chat answers need an AI key (Anthropic) on the lab server. Until then Claude answers while a session is open, or at the next one. | The chat on this page | Isaac adds a key with its own spending limit, as he did for the Design Engine | Isaac | Open | 3 Oct 2026

Planning rules not signed. 1 of 818 rules is signed by a planner. | Every section that states a rule; the report cannot go to a customer | Decided by Frank, 3 Oct: there is no planner. Support staff follow the procedure and nobody checks; about 600 reports a year. The report goes out on the machine following the procedure and the 1 July 2026 rules, with no sign-off. Every figure names its clause; a mistake is fixed once in the rules | Frank | Decided | 2 Oct 2026 |
Easement measurement disagrees with Support's (2.70 m south vs 2.34 m south-east). | Client Overview, Summary, Contours and Easement | Decided by Frank, 3 Oct: the machine rule prevails; no planner check. Speed and automation matter more than 100% accuracy. The easement comes from the ACT easement map, and the report says so | Claude | Decided | 2 Oct 2026 |
Which boundary is front, side or rear on corner and battle-axe blocks is unsettled (Support's procedure and the rules register differ). | Building zone, Upper-level setbacks | Decided by Frank, 3 Oct: the machine rule prevails; no planner check. Speed and automation matter more than 100% accuracy. The machine decides front, side and rear from the 2026 rule text | Claude | Decided | 2 Oct 2026 |
Front access photo came from a sale listing; most blocks will not have one. | Front Access | Frank, 3 Oct: Allhomes street photo first, then Pricefinder, then Google Street View. Street View needs a Google key on the server (Isaac) | Frank | Decided | 3 Oct 2026 |
Fetching a block's map data is not yet one script; it was done step by step for Calwell. | All the map pages | Done, 3 Oct: fetch_block.py takes an address and fetches the block, roads, easements, trees, bushfire, heritage and contours. It made the first ten | Claude | Done | 3 Oct 2026 |
Unimproved value, rates and land tax were looked up by hand. | Client Overview | Done, 3 Oct: allhomes.py reads unimproved value, rates and land tax from the block's Allhomes page; checked against Support's figures on the first ten | Claude | Done | 3 Oct 2026 |
Settlement date has no source. | Client Overview | Done, 3 Oct: the transfer date of the latest sale on Allhomes (Calwell: 21/03/2018, as Support had); the lease purpose comes from the same record | Claude | Done | 3 Oct 2026 |
Support's template quotes rules from before Missing Middle: dual occupancy 800 m², Secondary Residence 500 m². | Development, What is possible, Conclusion | Closed, 3 Oct: Version 1 keeps the rules before 30 June 2026 by design (Frank); the Missing Middle corrections are Version 2 work. | Frank | Closed | 3 Oct 2026 |
Subdivision date (which setback table applies) is not fetched; shown as TBC. | Building zone, Upper-level setbacks, Client Overview | Closed, 3 Oct: Version 1 writes TBC for "When the block was approved", as Support does. The agreed rule is built for Version 2 (Version 2 blockages row 5). | Claude | Closed | 2 Oct 2026 |
New sections not designed yet: Approval Pathways, Legislation Summary. What is possible on your block has a first mock-up. | The new sections | Moved, 3 Oct (Frank): this page is about learning Version 1; the new sections and their mock-ups are Version 2, row 1 on Version 2 blockages | Frank | Moved to Version 2 | 3 Oct 2026 |
Roofing envelope page: Support traces the existing roofs and measures them; the machine drew the buildable envelope instead. | Sketch up with measurements of roofing envelopes | Decided, 3 Oct (Frank): Support's way. Trace every roofed area, pergolas included, to the gutter; never the shadow; the newest photo; "Shadow Outline Impacts Accuracy" unless 98% sure of 95% accuracy. Tested on Calwell with the March 2026 photo: 325 m² against Support's 326. Building it into the machine is row 7 on Version 2 blockages | Claude | Decided | 3 Oct 2026 |
Trees: the machine reads the ACT Tree Register and the Mature Trees 2020 map, but does not yet find trees in the newest photo or flag regulated ones. | Potential Protected, Registered or Regulated Trees | Agreed, 3 Oct (Frank): three layers: the ACT Tree Register, the Mature Trees 2020 map (height and canopy), and canopies found in the March 2026 photo; a red circle with its width round each tree on or within 3 m of the block, marked registered, possibly regulated by size (Urban Forest Act limits, to confirm), or neither. Nothing left to decide; Claude builds it and tests it on the first ten | Claude | Agreed | 3 Oct 2026 |
Drain plan (Access Canberra) is not fetched. | Plumbing Tie Search | Solved, 3 Oct: Access Canberra's Plumbing tie search is a free public register, no login. Each tie card is a plain PDF on the ACT Government's records server (rgoonline.act.gov.au/pubreg/TieBooks/...). Proven on 20 Richards Street, Hackett: the same card Support used (book 112, page 5), plus a second card for the section (book 109, page 27). Claude builds the fetch into the machine; unscanned sections keep "No Drain Plan Available" | Claude | Solved | 2 Oct 2026 |
Splitting a block needs the new blocks' width and depth checked against the block's shape. | What is possible on your block | Moved, 3 Oct (Frank): "move to version two". The split-block test (side by side, and front and back with a handle) is Version 2's, under the Missing Middle rules: row 27 on Version 2 blockages | Claude | Moved to Version 2 | 3 Oct 2026
